Week 7 of the 90 listings in 90 days challenge is complete. The Mateja Group has taken 20 listings so far with many sellers being nurtured and many more appointments set for next week. The conversations with sellers are continuing to be productive with many sellers indicating they intend to sell and just need time to get ready. It is looking like the spring season will be busy and some much needed inventory will be coming to the market. We have shared some of the key learnings from this week below.
#1 - If you have buyers, but don't have many listings, then use those buyers to prospect for listings. Help your buyers narrow down the areas they want to be in and prospect those areas for a potential match. The easiest way to take friction out of the process for a seller is to have a ready and able buyer waiting. You either find your buyer a home or uncover a listing you can bring to market.
#2 - Don't underestimate the "domino effect" in a tight inventory market. When you bring a listing to the market, that could be the perfect next home for a potential seller that has been waiting. If that seller then puts their home on the market, it opens up another opportunity for a buyer. We have seen several transactions come together because of a single listing that started the series.
#3 - Results aren't always consistent or linear. We have successfully completed this challenge before and usually about 50% of the listings come during the last month. It takes time to build a pipeline and get into momentum and because of that, most of the results will come at the end (or even after the 90 days end). The "hockey stick" pattern of these results is very rewarding, so long as you stay with it long enough to get to the end. Stick with the plan!
